The 16-story residential tower includes 153 rental units, 12 for-sale condominiums, and associated amenities, totaling over 166,000 SF. Each unit provides impressive views of the city on each side, looking toward the Detroit River, downtown, and toward the city’s sports and entertainment district. In-demand amenities for residents include 24/7 valet, an exclusive fitness center featuring Technogym equipment, a view of downtown, high-end appliances, elevated finishes, and smart touch-free living throughout the building.

Exchange creates a new neighborhood environment with the first high-rise residential units in the area in decades. The development allocates 20% of leasable units for affordable housing, ensuring a broad spectrum of residents can call Exchange home. Respecting Greektown’s unique culture and history, Exchange provides accessibility and street-level interaction with the future redevelopment of Randolph Plaza, mobility, and parking, conveying a unique overall neighborhood experience. The building is a short walk to the Central Business District and local entertainment venues.

LIFTbuild shepherded the project through a challenging planning phase during the global pandemic, garnering community support and educating stakeholders on the unique technology that would bring the project to life.

Residential Application of Prefabricated Construction

The Exchange project team leveraged Design for Manufacture and Assembly (DFMA) in early conceptual phases to leverage the benefits of standardization. LIFTbuild identified the best opportunities for prefabrication to reduce on-site assembly time, enhance safety, and ensure project quality. From smaller units like MEP runs and interior framing to 30-foot façade panels, prefabricated construction techniques maximized efficiency on this project.

Funding + Sustainability

Exchange includes sustainable building features such as energy-efficient lighting, HVAC systems, and water conservation measures. A portion of the project’s funding was made available through a commercial property-assessed clean energy (C-PACE) loan — low-cost, long-term financing paid back through an annual assessment of the organization’s property tax bill. Based on Exchange’s energy efficiency, it was the largest PACE loan in Michigan’s history.
